Bello Borgo by Roth Townhomes
Introduction
Bello Borgo is located near downtown Boise on the west side of Parkcenter Boulevard immediately south of the Parkcenter Mall. Nearby are business and employment centers, entertainment, dining, shopping, the Boise River, Green Belt and BSU campus. The property consists of 12.65 acres. Housing includes 136 luxury condominiums and six detached town homes.
Modeled largely after Assisi and Lucca in the Tuscany region of Italy, our objective is to remain as authentic as possible to a Tuscan village using “old world” details. Exterior wall surfaces will be 100% stone, masonry and/or stucco. Stained timbers, trellises and corbels, old world lighting fixtures, gates and metal work will also be used.
The project layout allows for easy pedestrian movement throughout the site via a secured network of pedestrian corridors. All residents and their guests can access fifteen separate intimate outdoor plazas and small pocket parks used for socializing. Residents and their guests can also access and use the Community Center that will include entertainment and fitness facilities and a swimming pool. All of these areas will be accessed through an electronically secure gating system. The northeast corner of the site provides a plaza open to the public (pictured in the cover page as the entry to Bello Borgo), which will feature a water fountain, benches and colorful floral arrangements. The private outdoor plazas also include water amenities, benches and floral arrangements.
The project will be different than most new and upcoming condominium projects near or in downtown Boise, as Bello Borgo will provide more of a “town home” living style. The condominiums will be two and three stories with attached garages. No one will live above or below you. All condominiums will have two bedrooms, two and a half to three and a half bathrooms, a den and a two-car garage. Garages will be rear loaded and accessed through a series of motor courts with a limited number of pedestrian crossings.
The lower levels provide a great home office arrangement with direct access to the pedestrian corridors, some with out door private atriums also accessing the corridors. All condominium entries are again protected from the secured corridors with private electronic secured gates. The second levels provide separation and privacy from the corridors and will contain the main living quarters inclusive of a half-bath, and covered and uncovered outdoor courtyards. Multiple glass doors will open the second level living spaces to the courtyards. The top levels will contain two bedrooms and two full baths.
Roth Townhomes will be delivering a series of floor plans different than those commonly found in this building style. Condominiums will range from approximately 1400 s/f (available in 2nd and 3rd phases only) to as large as 2200 s/f and use a generous variety of floor plan layouts.
Due to our intent to imitate the living environment found in Italy, Bello Borgo (charming village) will certainly be unique, and fun place to live!
